ARTICLES OF AGREEMENT FOR THE

BUNKA APARTMENTS


1.The occupants of the Bunka Apartments shall observe these articles as a "gentlemens's agreement", supporting the following purpose of the Bunka Fukyukai Foundation:

Art. 1. Regulations for the Bunka Fukyukai Foundation: - The purpose of the Foundation is to elevate the national standard of living undertaking such activities as may be edssential to the purpose.
2. Those who wish to occupy the apartments shall first present a formal application to the Bunka Fukyukai Foundation.

3. The applicant who has received admission shall ommediately produce aformal contract made with the joint signature of a respectable guarantor living in the city or naighboring suburb of Tokyo.

4. The contact shall be a lease for one year. However, the Foundation may comply with the desire of those who wish, under unavoidable circumstances, to terminate the contact before the term expires, on condition thet the occupant shall pay the termination fee as follows:

(1) The sum equivalent to the apartment rental for ten days, in case the notice of the vacation is given one month beforehend.
(2) The sum equivalent to the apartment rental for fifteen days in case the notice of the vacation is given week in advance.
5. Those who wish to renew the contact at expiratin of the lease shall apply of the Foundation not later than three weeks before the term expires.

6. Then amount of rent and depoist shall be stanted in a separate agreement. The rental charge for the first month shall be couted from the day when the contact is signed, and in such a case as thet stated in the 4th article of Agreements, the termination fee shall be counted from the day after the apartment is vacated.

7. The occupants shall pay their monthly rental at the office before the 28th of each corresponding month. When the rent is charged by the day it shall be paid on the day set by the Foundation.

8. The amount of depoist shall be returnd to the occupied, One third of the deposit shall be paid on the day when the contract is signed and the balance on the day when the apartment is first occupied.

9. The deposit money shall be returnd to the occupant, in excahange for the receipt of the said deposit, on the day the apartment is vacated.

10. The followind apartment equipments are free of change : gas range, sink, bathtab, wash-basin, toilet, medicine cabinet, blinds, meters(for electricity and hot water), telephone receivers and built-in-furniture. However, all the damages caused by the carelessness of the occupant shall be remunerated.

11. the Foundation bears all the expence for : radiators, incinerator, automatic elevator, refuse-disposal, and other accomodation used in common, except as otherwise specified.

12. The occupants ahall defray the actual expense for the use of city water, according to the number of persons.

13. The occupants shall pay the actual expense for the use of electricity and hot water, according o the meter. The single roomshave no meters, therefore occupants shall pay the proportionate cost as started elsewhere.

14. all the residents shall pay the fized minimum charges for electoricity and hot water and water every month, even if they do not use them at all during the month.

15. The use of shower bath is free but the users of ordinary common bath rooms shall pay the charges stand elesewhere.

16. The Foundation shall demand propre remuneration for damages by the occupant to apartment or the equioment. In case the occupants wish to make the repaires by themselves, they shall first get the consent of the Foundation. For damages to telephone receivers, And the loss of keys, the actual expenses shall be paid by the occupants.

17. The residents may have the privilge of getting special treatment from our apartment-physician in ways otherwise decided.

18. The occupants are requested to get the approval of the Foundation in any of the following cases :

(1) Remodeling the room
(2) Changing the equipment of rooms.
(3) Giving lodging to those who are not members or servants of the occupant's family.
(4) Making any change in the occupants of the apartment leased.
(5) Using the apartment for any other than residential purpose.
(6) Subletting the apartment.
19. In order that all the occupants of the Bunka Apartments may share the benefits of the co-oparative ways of living, every occupant shall observe public order and morals, and refrain from all acts which embarrass others.

20. Occupants ahall not keep dogs or cats in the Apartments.

21. The Foundation shall reserve the right to cancel the contract in case the occupants do not show their sincerity in observing these articles of agreement. In this case, the occupants shall make no objection to the remuneration demanded for the losses or damages.

22. Items not stated in these agreements shall be espeeially provided when necessary.
